Bank Certificates

Dedicated income certificate forms will be provided by your expert.

If the certificate is signed with an electronic signature by the employer (qualified signature), a PDF file is sufficient.
If the certificate has a traditional signature, you must deliver the physical paper original during our meeting at the office. However, it is best to attach a digital scan/photo of it to the bulk package right away, which allows us to prepare the applications in the bank systems much earlier.

Once you have gathered all the necessary attachments, the downloaded and completed Excel sheet (Step 02) and the generated checklist sent to your email (Step 03) – send the complete set using our dedicated subpage.

ANNEX A: HARVEO FINANCE OPERATIONAL TERMS & DISCLAIMERS
1. Operational Exclusions & Client Responsibilities (What We Do Not Do):
  • No Guarantee of Bank Approval: The sovereign, ultimate decision to grant credit rests solely with the bank's credit committee. The broker does not represent the decision-making entity and bears no liability for rejections based on internal bank risk criteria.
  • No Deadline Monitoring: Monitoring the expiration dates of reservation, preliminary, or development agreements is the client's exclusive duty. We bear no liability for any civil or financial consequences, including the forfeiture of deposits.
  • Communication SLA & Non-Urgent Response Limits (Up to 72h): To maintain absolute focus on active analytical files, standard, repetitive, or non-urgent queries will be processed within up to 72 business hours. Dedicated communication channels (e.g., WhatsApp groups) are meant for milestone updates, not ad-hoc consultations. Clients must review the provided website FAQs before initiating micro-inquiries.
  • No Physical Retrieval of Personal Documents: Clients hold the statutory obligation to retrieve and provide all employment certificates, bank statements, or certificates from the Tax Office and Social Insurance Institution (ZUS).
  • No Piece-by-Piece Document Gathering: Documents sent scattered, part-by-part, or via private instant messengers will not be accepted. Files are registered only upon delivery of a consolidated Master Package.
  • No Correction of Accounting Errors: We analyze files solely against known bank criteria. We do not provide tax advisory services or repair financial errors made by the client's external accountant.
  • No Processing Under Non-Responsiveness (48h Rule): If a client fails to provide a required bank update, signature, or document within 48 hours, the file is suspended. We bear no liability for offer expirations due to client delays.
  • Financial Stability Maintenance Clause: Clients must maintain an unchanged personal and financial profile during processing. Altering income structures, or incurring new debt (leases, installments, cards) without consulting the managing analyst is done at the client's sole risk.
  • No Third-Party Cost Coverage: All transaction fees, including appraisals, property valuations, notary fees, court costs, and bank commissions, are paid directly by the client.
  • No Investment Profitability Audits: Our work is limited to mortgage structures. We do not evaluate market valuations, return on investment (ROI), or the business feasibility of the purchase.
  • No Post-Disbursement Legal Duties: Filing for the mortgage entry in the Land and Mortgage Register (KW), tracking court approvals, and settling transaction taxes (e.g., PCC-3) remain the client's sole post-disbursement responsibility.
  • No Liability for External Entity Delays: We bear no liability for administrative delays caused by developers, appraisal networks, land registry courts, or insurance entities.
2. Scope of Statutory Engagement & Harveo Obligations:
  • Due Diligence & Client Interest: In accordance with Art. 11 of the Mortgage Credit Act, we act honestly, fairly, transparently, and professionally, protecting the rights and financial interests of the consumer.
  • ESIS Delivery: We provide full disclosure of loan structures, interest rates, total costs, and APRC via the official European Standardised Information Sheet (ESIS) before application signatures.
  • Market Solution Mapping: We execute an unbiased market comparison to structure financing aimed at minimizing overall capital costs based on the specific transaction architecture.
  • Estimated Credit Assessment: We calculate preliminary borrowing frameworks using banking risk parameters and current KNF recommendations.
  • Risk Disclosure: We transparently outline mortgage mechanics, variable interest rate behaviors, and structural obligations.
  • Application Integrity Supervision: We manage the formal and structural cohesion of the applications submitted to mitigate the risk of technical rejections.
  • Personalized Mapping (Master Checklist): We map out distinct data requirements optimized for the client’s precise corporate/employment structure.
  • Technical File Structuring: We provide administrative guidance for navigating complex bank attachments and declarations.
  • Analytical Ratio Modeling: We calculate operational risks (LTV, DTI) to format applications against internal bank approval thresholds.
  • Valuation Coordination: We offer operational data routing to facilitate technical property valuations.
  • Parallel Case Tracking (Plan B): We coordinate multi-bank submissions simultaneously to protect transaction security, alongside draft agreement reviews.
  • Risk Department Escalation Efforts: We engage in clarifying file elements with credit risk managers using established B2B institutional communication networks.
3. Critical Systemic Constraints:
  • Document Expiration: Credit certificates and income verifications expire strictly every 30 days. Delayed elements disrupt workflow, forcing a complete restart.
  • Macroeconomic Instability: Financial institutions hold autonomous rights to modify margin structures and fixed rates up to the final execution date; preliminary estimates do not constitute binding civil offers.
  • Criminal Liability Warning (Art. 297 KK): Submission of altered, fraudulent, or falsified financial data for mortgage acquisition carries criminal penalties of imprisonment. Clients bear exclusive liability for file authenticity.
  • Scoring Degradation via External Inquiries: Independent credit checks initiated by clients in BIK databases during active bank analysis degrade credit scores and can trigger automatic structural rejections.
