- Third-party Mortgages Entries in Section IV of the Land & Mortgage Register in favor of private individuals or companies other than banks block standard lending possibilities.
- Negative Credit History Consumer bankruptcy, active debt collection, bailiff proceedings, or delays recorded in BIK/KRD reports.
- Public-Law Arrears Outstanding social security (ZUS) or Tax Office payments, which halt the financial analysis process.
- Personal Income & Rental Stable form of employment (Employment Contract, Mandate Contract, Appointments) and documented property rental income.
- Entrepreneurs (B2B / Sole Prop) Companies registered in Poland, settling in any currency (PLN, USD, EUR, GBP, CHF).
- Polish Citizens & Foreigners Individuals of any citizenship with a valid residence card or permanent stay registration for EU citizens.
- Legal Status of the Property The property must have a clean legal status, an existing or potential Land & Mortgage Register (KW), and final permits.
