  • mBank (ECO Loan): Requires an EP indicator max 73.19 kWh/m²*year (secondary market) or max 63 kWh/m²*year for new houses. Missing the deadline means a margin increase of 0.3 p.p.
  • VeloBank (Green Mortgage): EP threshold set to max 58.50 kWh/m²*year for apartments and 63 kWh/m²*year for houses (margin discount 0.2 p.p.).
  • ING Bank Śląski: Requires EP max 62 kWh/m²/year for houses and max 58 kWh/m²/year for residential premises.

Professional Offers & Premium Segments

Income and Asset Criteria:

Institutions reserve the lowest margin grids for specific earning volumes or deposited capital:

  • Erste Bank (Erste Platinum): Documented monthly inflow min. 10,000 PLN net or 15,000 PLN jointly. Alternatively: savings of min. 150,000 PLN.
  • mBank (Intensive Segment): Activated with inflows of min. 10,000 PLN monthly or assets above 100,000 PLN.
  • Bank Pekao S.A. (Premium World): Dedicated for loan amounts above 500k PLN with a steady salary inflow of min. 10,000 PLN.
Critical ING insurance threshold
Sectoral Discounts & Restrictions:
  • ING Bank Śląski (Crucial Capital Rule): If the client's **total credit exposure exceeds 700,000 PLN**, the bank obligatorily charges a much more expensive, extended life insurance variant.
  • VeloBank (For Professionals): Special margin discount of 0.2 p.p. for the IT sector (Developers, DBAs, Cloud), medical, legal, and accounting industries.

Borrower Profile: Internal vs. External Client

Internal Client

A person with a documented, previous account history in the given institution before submitting the application. **This often allows securing about 0.10% direct discount on the market interest rate**.

This principle has a key application in lowering costs at:

  • Erste Bank: Requires having an account for min. 4 months with regular inflows.
  • mBank: Verifies the tenure of an active product (min. 6 months).
  • PKO BP: Requires a current account for min. 6 months with systematic income inflow.
External Client

A new entity for the bank's structures, with no prior deposit or transaction history. Verification of creditworthiness and risk scoring takes place on general terms, without the possibility of automatic relationship discounts.
